We are entering the Holiday season. It makes me think about time-off and exchanging gits with family and friends. It also makes me think of the Grinch and “How the Grinch Stole Christmas” by Dr Seuss.
The Grinch takes the gifts, trees, and decorations from all the Whos down in Whoville – even little Cindy Lou – in an attempt to keep Christmas from coming.
But he didn’t succeed. He couldn’t stop Christmas from coming. “It came just the same”. “What if Christmas, he thought, doesn’t come from a store. What if Christmas, perhaps means a little bit more”.
Like he did with Christmas, this ‘Real Estate Grinch’ has been trying to steal the dream of home ownership for the last few years. He didn’t realize that our homes are more than just stuff – that it is not the house but the house we make in it that drives us to own some real estate. It is the stage where the story of our life unfolds.
In 2012, we showed the ‘Grinch’ that he wasn’t going to be any more successful with this foray into real estate than he was with his Yuletide theft. At least here in metro Denver, the real estate market came roaring back.
Three things characterized the metro Denver Market in the first 10 months of 2012.
- * More Closed Sales; 38,065 closed sales so far this year versus 32,971 for the same period in 2011. This is a 15.4% increase
- * Fewer homes on the market: 11,254 properties on the market at the end of October this year. At the same time last year, there were 14156 homes from which a Buyer could choose. This is a decrease in inventory of 20.5%
- * Higher Average Sales Price: Demand is up 15.4%. Supply is down 20.5%. Not surprisingly, this has translated into higher sale prices. The average price for single family homes in the most recent month this year stood at $311,893 or 9.8% higher than the same month a year ago. For multi-family homes, the latest average was up 9.1% and stood at $183,359
Let’s keep beating back the ‘Grinch. It’s for his own good. When he realized that Christmas was more than stiff, his small heart grew three sizes that day. Let’s keep contributing to his recovery as we recover the dream of home ownership
