Is this a good time to sell your home? Typically as we head into the winter, people are more reluctant to put their homes on the market. However, the numbers of home available to buy are down - according to Metrolist, down nearly 28% from this time last year !!! The good news is also that sales are up 12% from this time last year – that is great news.
Here you will see how these numbers compare.
You may find that hard to believe as you see homes that seem to be sitting there with signs outside and don’t seem to be moving. There are certainly pockets of areas that may be struggling, but with the Buyers I am working with, we cannot find homes to buy. YES, WE CANNOT FIND HOMES TO BUY?? If you are thinking of selling, now might be a good time.
Objections
There are too many foreclosures that may be for sale in your neighborhood
It is hard to price yours against a foreclosure, but they don’t tend to hang around for long. Plus banks typically sell them ‘as is’, which if a Buyer has financing that doesn’t allow for fix up, that will be a problem for them. I am also surprised with how many Buyers want ‘a deal’ aka a Bank Owned, but end up with a regular sale. Sometime the fix up isn’t as exciting as first thought. Short sales are more abundant than a few years ago. However, they come with the headaches, with no certainty that they will close. They can become a long and drawn out process – short they are not.
